For example, Samson had a sale where the title indicated the owners had a mortgage that had been paid off. But it still showed up on the title because the lender had not canceled the lien. Back some years ago, lenders didn't automatically cancel the lien. They would find the original mortgage, endorse it for cancellation and mail it to the homeowner with instructions. The homeowner was then to mail it to the county with a check to get it canceled. In most cases, the homeowner would forget to do that.

In these two instances, Samson went to the home and found the documents needed to cancel the loan. The title company was satisfied, and the transaction moved forward. Most attorneys would not know to find that.

"I have been able to think outside the box and get things done that others would not even attempt," Samson said. "It is always my goal to find a way to close a transaction while at the same time making sure the client is fully protected."
